3 TERMS OF SERVICE
3.1. Estimates and Pricing
Estimates are based on the Client’s information and are subject to change upon inspection of the property. Any changes to pricing due to unforeseen factors will be communicated for approval before work continues. Estimates are valid for thirty (30) days from the date of issuance.
3.2. Services Provided
The Company offers roof cleaning, gutter cleaning, shingle rejuvenation, conditioning treatments, and exterior surface cleaning services. Any work that exceeds minor repairs or falls outside the scope of what a handyman may legally perform will be referred to a licensed roofing partner. General roof maintenance services (e.g., correcting exposed nails, securing loose shingles) are performed to the best of our ability but are not covered by warranties or guarantees.
3.3. Chemical Use Disclaimer
Bright Green Roof Central Florida LLC uses professional-grade cleaning solutions, including Sodium Hypochlorite (SH), following ARMA (Asphalt Roofing Manufacturers Association) guidelines.
To protect your property, we:
- Pre-wet all landscaping
- Rinse plants during and after treatment
- Rinse all exterior surfaces, including trim, walls, and gutters
- Cool sun-heated areas before application
- Rinse the roof thoroughly after treatment to reduce concentrated runoff in the event of light rain
We also apply Plant Wash, which neutralizes chemical residue, adds nutrients, and forms a protective buffer on foliage.
Despite these efforts, some materials and landscaping may still be vulnerable to chemical exposure. At-risk items include:
- Painted gutters, trim, and oxidized or chalky surfaces
- Older, dark-colored, flat, or oil-based paint
- Stained wood (e.g., fascia, decks, fencing)
- Unsealed stucco or vinyl finishes
Additionally, plants that are already stressed—due to heat, pests, poor soil, lack of water, or age—are more likely to experience wilting, spotting, browning, or leaf loss, even with proper precautions.
In our experience, approximately 3 out of 10 properties experience some level of plant stress without Plant Wash. With Plant Wash and proper rinse protocols, that number drops to fewer than 1 in 10. Sodium Hypochlorite typically breaks down into salt and water within 24 hours when exposed to sunlight, air, and organic material. However, runoff within that time may still affect nearby vegetation or surfaces.
By hiring Bright Green Roof Central Florida LLC, the Client accepts these risks and waives all claims for damage to landscaping, painted surfaces, stains, or property related to chemical use, overspray, runoff, or environmental factors. Please alert us in advance to any delicate or high-value features so we can take extra precautions.
3.3a. Property Owner Responsibilities
- Post-Service Watering: The Client is responsible for watering all landscaping for 24–48 hours after service, especially following rain, to help dilute any residual runoff.
- Weather-Related Risk: Rain within 24 hours of treatment can carry SH residue onto nearby vegetation and surfaces.
- Ongoing Care: While we take every reasonable precaution, the Client assumes responsibility for continued care of plants and exterior surfaces after service.
3.3b. Acknowledgement of Risk and Waiver
By signing the estimate or authorizing service, the Client confirms the following:
- They understand SH and related cleaning solutions will be used.
- They acknowledge that property or plant damage may occur despite all precautions.
- They accept responsibility for post-service care, including watering.
- They release Bright Green Roof Central Florida LLC from liability for any damage to plants, paint, wood stains, or other property caused by chemical application, runoff, overspray, or post-service weather.
4 Warranties
4.1 Shingle Rejuvenation Warranty
Our shingle rejuvenation treatment includes a transferable five-year warranty for pliability and flexibility. If shingles lose pliability during this period, we will re-treat them at no additional cost, subject to warranty conditions.
4.2. Conditioning Warranty
Our conditioning treatment includes a two-year anti-growth warranty. If algae, mold, or organic growth returns within two years, we will clean the roof again at no charge. After two years, clients may receive 50% off the same conditioning service any time before the five-year mark. After five years, the service returns to full price.
5 GOVERNING LAW
These Terms of Service are governed by the laws of the State of Florida, and unresolved disputes shall be resolved through mediation in Seminole County, Florida.
